
Located at 1700 Drayton Street in the heart of Savannah’s Thomas Square neighborhood, the Drayton Street Workforce Housing Development is a new mixed-use community designed by GMSHAY to thoughtfully integrate with the surrounding historic urban fabric. The three-story development features active ground-floor retail and resident amenities, with 41 affordable apartment homes on the upper levels that provide modern, high-quality housing for Savannah’s workforce.
With key support from the City of Savannah, the Pinyan/Procida Development Group secured competitive 9% Low-Income Housing Tax Credits through the Georgia Department of Community Affairs (DCA), leveraging more than $19 million in investment alongside a $1.23 million Savannah Affordable Housing Fund (SAHF) development loan. The project also received support from the Chatham Savannah Authority for the Homeless (CSAH), which provided 29 project-based rental assistance vouchers and will help coordinate future resident services.
Blending contemporary design with contextual sensitivity, the project strengthens the Drayton Street corridor while advancing the City’s goals for equitable and inclusive housing opportunities.
