GMSHAY successfully rezoned a 567-acre tract for residential, mixed-use, and light industrial uses through a collaborative process involving community listening sessions with residents, partners, elected officials, home builders, and the Liberty County Planning Commission. This engagement led to successful public hearings and project approval. The master plan emphasizes sustainability through solar energy, beekeeping, and natural wetland management, supported by rigorous research into form-based code and historical precedents. A public land trust was also established to protect against gentrification. The 11-mile Springfield Bluff Trail System winds through Cay Creek Commons, featuring wooded trails, marsh boardwalks, and country roads that showcase Georgia’s environmental, cultural, and historical heritage. GMSHAY developed design guidelines using form-based code, incorporating a traditional bachelor house with a rear addition and accessory dwelling unit, and created a public website platform for community feedback and engagement.
